Most hospitality underwriting treats every asset the same way, a room count, an ADR assumption, a flag. We think the difference between a forgettable hotel and one that holds value for decades lives in the details a model rarely captures, how a lobby feels at ten at night, how a room is actually laid out, how a building speaks to the place it was built in. Bruma analyzes those details with the same rigor used on the financial side, so a thoughtful, place rooted hotel can be evaluated on the same terms as a fully commoditized one, and still come out ahead.

Limited service, extended stay, and other commoditized product types follow strict brand standards for good reason, they work. Our role is finding where those standards leave room, in materials, in massing, in the small operational choices, for a building to still feel like it belongs to its place rather than to a deck of universal renderings.
